Dolphin House is a modern architect designed four bedroom house situated immediately above the beach with outstanding sea views from all major rooms. It is approached from a private road at the rear and is built on top of the cliff with steps in the garden leading down to the North Cornwall Coastal Path and the beach.All the main rooms and one bedroom on the ground floor are wheelchair friendly.

DINING ROOM-Extra large dining table easily seating eight and with door leading to outside sun deck.

KITCHEN-well fitted with twin oven gas cooker,dishwasher and fridge/freezer.There is a slate floor and granite topped work surfaces
with double sink.

UTILITY ROOM-fitted with Belfast sink,washing machine,tumble drier and microwave oven. There is space for outdoor clothing,shoes etc.It has a slate floor and door leading to the sun deck.

CONSERVATORY-Wicker chairs and table and a settee/single bed for occasional use.

BEDROOM 1-fitted with two three foot beds one of which is an adjustamatic bed. These can be pushed together to form a double bed. It has fitted wardrobes,TV and door to private balcony overlooking the beach. There is a large en-suite bathroom with walk in/wheel in shower,wash basin and WC all suitable for wheelchair users.

LOWER GROUND FLOOR

Three further double bedrooms all with sea views
fitted wardrobes and two three feet single beds in each bedroom which can be linked to form six foot double beds if required. All the bedrooms have portable TV sets. All bedrooms have luxurious bathrooms en-suite with wash basins and toilets. Two have extra large showers and one has a bath with shower.One of the bedrooms has a door leading directly out on to the garden.

GENERAL DETAILS-All duvets are supplied but not bedlinen or towels

Hot water and central heating is supplied by oil fired boiler. There is a phone with honesty box for payment of outgoing calls.
